
HUNSTON
Following an extensive planning process, planning permission was secured for the development of two new dwellings in a rural setting. Working collaboratively with our client, Landlink Estates, Planning Consultant Jackson Planning, and a wider team of specialist sub-consultants, a comprehensive planning strategy was developed. This approach initially established the principle of residential use through Class Q approval for the conversion of a redundant grain barn into two dwellings.
Building upon this approval, we subsequently secured approval for two, four-bedroom new-build dwellings occupying the same footprint as the existing structure, designed to deliver a reduced visual and environmental impact within the rural landscape.
In addition, we obtained Listed Building Consent for the conversion of a historic flint barn on the same site, creating a five-bedroom dwelling that complements the character and heritage significance of the wider setting.

Design Intent
Flint Barn Conversion:
The conversion of the curtilage-listed barns into a five-bedroom dwelling, also incorporates an open garage.
The layout of the new home preserves the historical form and integrity of the barns.
The design has been carefully developed to minimise alterations to both the elevations and the structure, retaining the majority of existing openings so the buildings maintain their rural character and historic fabric.
A south-facing courtyard garden is proposed adjacent to the main living area, along with a small additional garden to the west. These modest outdoor spaces provide both screening and private amenity for the future occupants.
New Build Dwellings:
CDC were very influential in the design of these new build dwellings, however we were pleased to receive approval for 2 dwellings on the site, following Class Q approval. The layout provides a central double height space with formal living room and sitting room at the front of each property. To the rear a large open plan kitchen, dining and family space is created with access and views to the rear gardens. At first floor level 4 bedrooms are provided.
Both of these dwellings will be provided with PV panels and Air Source Heat Pumps.
